Newman Village

Anno Domini developed the concept for Newman Village in an effort to assist the Church involved in university student housing to link the experience of religious beliefs to existence in their lives. Anno Domini seeks to collaborate with the Church and local diocese to enhance the community of shared values by developing student housing on existing Church property.

The focal point of Newman Village is a chapel that meets the community’s sacramental needs. Surrounding the chapel is a common area with student housing designed in close proximity. These can be structured for sale or lease, generate revenue for the church or local diocese. We have found that revenue like this can help in the payment of the physical structure, creating a new asset for the diocese and Catholic Church. One of the greatest benefits of the Newman Village is the nurturing of religious vocations. In the last 10 years, over 160 vocations have been nurtured by two Newman Centers.

Amenities include: around-the-clock security, an identification entry program, on-site management and Internet, satellite and Wi-Fi technology throughout building—everything today’s students expect in university housing.

Common areas, including a courtyard, Internet café and study rooms, bring students together. Additional space is allocated for a ministry office, all-purpose facility and retreat centers that also generate income.

Some locations—where space permits—can include retail components, including a bank/ATM, restaurants, coffee house, hair salon, etc. to create a convenient, contained community experience.

Summary of Anno Domini’s goals for Newman Village:
  • Safety—through round-the-clock security.
  • High standards of comfort and convenience—expected by students and parents.
  • A sound investment—supported by on-site, professional property management.
  • A faith environment—sustained by the existing ministry structure.
The Process: How does the Newman Village concept become reality? Anno Domini:
  • Redevelops existing church property.
  • Assists the church or diocese in balancing financing sources.
  • Finances the project with established strategic partners.
  • Partners with the church or diocese to meet private equity returns on investment.
  • Generates profits for the church or diocese through the sale or lease of residential units.
Unlike some other developers, Anno Domini sets student-friendly rates, based on fair market value, project risk, uniqueness and complexity. In addition, Anno Domini returns 25% of the annual positive cash flow to the church or diocese.
